I immediately remove a small portion of my monthly net cash flow for reserves, and put it in a separate reserve account, then I take whatever the income taxes will be and put that in a money market account.

I make a short list of what the tenant needs to do such as remove all belongings by X date, return all keys by X date, leave the place at least broom clean.Then I sign and they sign.

It was difficult getting their repair crew out because of the all of the claims this weather event created but yesterday they came out and removed all the carpet, some walls, and put in dehumidifiers to dry everything.Here's how I understand the insurance will work.
