If you do not have a corporation or multi-member LLC formed, you can count the home office deduction on your Schedule E of your tax return that shows the rental property activity.

It should just show unit info, tenant into, rent received and rent due.Ask to see the P&L for the property as that is necessary for filling in the schedule E on his taxes, else, ask for bank statements showing deposits, else, your price should reflect the information risk you are assuming.

The MLS features which agents have access to that the public is never supposed to have is the private broker’s notes (which often say if the property is vacant or not, how to access the property etc. which is info that the sellers probably don’t want the general public to have), sales data and market metrics, and other features within the MLS like programs to help pull comps, generate lists, schedule showings, create custom criteria for property listing searches, contact database, contract creation/e-signing software like DocuSign, and of course the ability to list properties.
