(I call a lot of bandit signs to find voice mail full as well)So here is what I recommend:At one point I just went for the awesome website, however in the past two to three years all my competition caught up with me - at one point my website was ranking higher the HomeVestors and other big companies, not any longer - we are all jocking for position on Google.So now I have to work at it!  

Hi @Rich Thomas, The key element is not how long you have held title to the property, but whether you can prove that you had the intent to hold for rental, investment or business use.

Like Colleen said, make sure they've got the "heated dry" switch or cycle selected.Sometimes you get lucky and the diagnosis is easy, like they've dropped a pot on the heating element and it's bent like a pretzel or broken in two. 

There is also an element to this diversification discussion that has not been brought up, which is the ability of that diversification to functionally serve as a backstop for risk.The most powerful tool that younger investors have working in their favor is leverage.
