Put the house on the market, get a buyer and do a "double close" where your buyer pays you for the amount you decide and you pay off your Lease Purchase which presumably, if it was done properly, you have a purchase price and pay it off.

If the MLS shared their data stream, then Zillow would be properly updated.

As a properly run business you should be issuing a pay or quit notice the day after rent is due and be training tenants to never pay late.

We also obtain a substantial security deposit to cover our risk.Obviously, the tenant was not screened properly.

Virginia landlord tenant law is fairly specific about proper steps to take, so follow it. 

First you schedule a walk thru of apartment so you know if you want to renew them or not,, crappy house keeping,, what ever is almost good enough reason for me not to renew.Download a lease renewal form,, give within proper notice period,Raise rent if it warrants a raise, you need to market check your area..
