I have brought a lead list from listsource.com and I seem to be at a dead in.

@Derek Zeigler being a realtor and depending on your brokerage you can invest based on what you sell as an agent but that is completely off topic... 401k for me is dead end.

Is dead on right.

The biggest problem I see is the lost opportunity costs of all that dead equity. 

If that is not the case, I say the deal is DOA, I did not kill it, just pronounce it dead.When I was staff appraiser at a bank, they used CCC.

Covid will be gone by December but I don't see them letting this expire in the dead of winter.

If it is for a specific legal issue (dead tree, fence replacement etc) then either just send certified since that's typically legally required, or send regular and give it 30 days and if you don't hear from them then send it certified to start the 'legal' requirement.That said in 15 years I've never reached out to any adjacent LL/neighbor other than just asking for their phone number or giving the tenant mine to pass along.
