If this is a high producing agent, I would assume that they have a better sense than you would on where the deal would land and what might offend the seller. 

All these instruments are produced by attorneys and often the language is convoluted and peppered with “attorney speak”.

Sometimes research findings are produced too late for the changes in the market.

Most of the lower cost markets, will produce a nice amount of cashflow, but will rarely appreciate, vs hot markets that might be pricier but also lend themselves to appreciation.

I have had "meetings" with a few brokers and honestly am unable to decipher between all the fluff (we will make you successful, we have endless training, our average agent produces $7 million and makes $150K etc.) and brokers who will genuinely provide support and help you grow.

Those are the realtors who I love working with, the ones who really LISTEN and produce listings that fit my goals.
