They are putting regulatory procedures on banks, not policies anymore, they want to control every minute detail of bank operations - and IMO want to control the banking system as a quasi gov't agency itself (as if it isn't already).

Reason i say this is that australians by nature are absolutely fanatical when it comes to property and at the moment alot of investors are looking to the US wanting-ly.Admittedly my intake of knowledge about the US comes only from media sources.

It is only effective because the title company is in bed with the lenders already and they are naturally risk adverse anyway.I would be more concerned with the disclosures made to the lender and the verbiage of the approval letter before I considered a double close with two seperate title companies.For instance, does the B buyer have to agree that there are no prior or pending transactions or agreements and sign prior to closing?

Now, naturally I wouldn't tell them that I just read this great book and want to turn their parks around :) But as a mobile home park owner, what would someone need to say, or how would they need to come across, to catch your attention and make you think that they are someone you would be willing to work with?
