In most cases the clause covers everything, I've read notes that even included renting the house out, at all.So just know going forward that pretty much any creative financing is going to involve the seller being in breach of the DOS clause.

There's no rule but I'm imagining you'd want to cover a month's worth of expenses if left vacant in January.

@James Peterson Welcome.Some quick pointers 1) it seriouly helps to have a profile picture 2) add in your profile your city, there are tons of people on here from your area probably and it will help them connect with you 3) what are you looking to learn about?

You would be able to get the downpayment to about 20% and 100% of the renovation would be covered in the loan on a draw basis if that's an issue.  

I don't have a picture of me on mine but I like it when others have their picture. i might collect 10-20 cards at a REIA meeting.
