Did you ever physically visit the property before purchasing it?  

So I don't have a physical address for my LLC in Ohio but when i'm trying to apply for business banking accounts they all need an address.

And no one from the city ever came out to physically inspect the unit.

Or does everybody physically go to building and safety department each time? 

And they can do it without putting mental health and physical health on the line.

Buy and Hold investors diss flippers,whole sellers ; sydicators diss SFH investors; SFH investors diss MFH investors ..and note investors diss holding physical investing , individual investors diss Turn key,  investors vastly disagree on what price,what area you should be in, neighborhood you should be in , how long you hold, investor in state or out of state.

You'll want to physically inspect the property yourself before you move forward with it.

Im saying its a manageable drive for that occasional need for you to physically be at the property, such as viewing it and getting a feel of the neighborhood before buying or performing/coordinating some pre-planned work to get it rental ready.

At this price point I don't think a full cost segregation study is necessarily worth its cost and complication, but since I am actually physically buying a lot of personal property separately from the cost of the build (furnishing and decorating the property one piece at a time), I have a pretty good sense of what items are personal property and what their individual costs are.
