I'm allowing pets.

When I rented and had pets, I always knew if my pets made a mistake it would be taken from my security/pet deposit.

That number will affect whether or not I permit a tenant with a "vicious breed," and how much I require for a pet fee.Thank you!

Here's the breakdown:Lease break: 800Cleaning and water bill: 100Undocumented pet fee: 500Carpet replacement due to undocumented pet: 500They saw my g/f walking my dog somewhere around the complex one time and sent her a letter saying she had to sign an addendum or remove the dog immediately.

The bonus is that the laminate will not hide pet sins at move-out like the carpets will.

Also keep in mind that if your units don't allow pets, that if someone has a service animal you cannot tell them they are denied either -- the service animal is not a "pet".

I was not aware of my tenant having a dog, and have a no pet clause in the lease.

Although I did discover a pet rabbit which she is NOT allowed to have.She is moving out oct 1st and I should have a new renter October 15th.

I don't use berber because if they drip dry clothes or such on berber...it stains (even if there's no pet) and will clean up, but when it dries the original stains will ALWAYS be there.
