A tenant turnover is the perfect time to get those done and to improve for better rents.  

For me it’s first person who can pass a back ground check by a third party, it is not a perfect system but does flush out a lot of trouble.I rented to 2 young men who passed a back ground 4 years back they did about $2500.00 damages smoked a lot of weed to the point I had to spray a degreaser on the wall then Killz it then 2 coats of paint.

FRB may not be perfect but it is more adept at handling the monetary needs on a national and international level than gold backed currency ever will be. 

"Eerie" is the perfect way to describe it I'd say also. 

For me, that was the only way to mitigate the issues of poor contracting work, and poor property management and tenant selection.So, as an owner of these types of houses who is actively buying more pf them at a rate of 5/month, my advice to you is the same as the advice I gave myself......either set a plan to scale significantly, or do as most others will say in this thread and sell them to reinvest in more stable assets in better markets.I should also point out, we have developed a program to encourage our tenants to purchase their home from us with a sizeable deposit and either a lease option or seller financing, which - while not a perfect solution - has mitigated much of the tenant-based drama that is all too common in this space.

Even with the perfect sell like that the seller was still extremely difficult to deal with.How did you finance this deal?

Perfect - I just did a HELOC with TD as well.

With no evictions they gotta be perfect to approve.Good luck.
