TIME will also increase your revenue as well as rents increase (assuming competent management and a normal area where rents are increasing.)Be patient, figure out your path, do your own management until you understand what a good PM looks like and bank the savings, you might decide to do it yourself as well.

For each unit there is a key to the unit and at least 2 spares.Rental property key box (in a secure room at our home) - 3 master keys to our 8-plex units, 3 extra keys to our 8-plex storage room, 3 extra keys to our 8-plex laundry room, 1 extra set of 2 keys for our 8-plex coin op laundry machines.Household key basket (occasional use) - extra car keys, extra house keys, keys to the storage area under our house.Household safe (occasional use) - 2 bank safety deposit box keysNote:  If we're actively working on a property, we will temporarily grab the key to that property and put it on our lanyard.

I've had a chance to drive through some of the areas with lots in my budget ($30-60K). unfortunately, i'm concerned about the safety in these areas and not very inspired by the lots i'm seeing. that said, i havent seen everything, just a few examples in areas with the most inventory. i've started looking at areas north of the city along the coast and some areas around cape coral with more inventory in safe areas in my price range. either way, i'll be making a decision sometime in February. thanks again for all the input.
