The Lease-Option Contract gets recorded with the City / County Register of Deeds Office, and it gets attached to the title, so the property cannot be sold out from under me.In my cases, by the end of the Lease-Option period, the mortgage was no longer upside down, so the seller got more cash at closing of the purchase.

Don't buy huge amounts of pretty much any solvent-based coating to get some kind of savings and expect to store it in any sort of open or closed container.For saving MODEST amounts of solvent-based coatings, on the other hand: one of the better tricks we use is a tool called a a FoodSaver widemouth mason jar attachment hooked up to a brake bleeder/vacuum pump and an assortment of pint-sized and quart-sized widemouth canning jars with 2-part lids.

When making an offer a proof of funds (for cash offers) or a pre qualification letter (for financed offers) needs to be attached to the offer for it to be taken seriously by the sellers.
