Titling companies refusing to work with wholesalers

Has anyone experienced this? I've got 6 titling companies in my surrounding area and not a single one will work with us. What do you do?

Let's start here:  the seller chooses the title/closing agent on a transaction and submits the contract to the title company.  A title company will not engage the seller or buyer until an executed contract with Addenda has been received.

So, help me help you: 

Why are you contacting title companies?

What is the objection?

Are you submitting two contracts to the seller?  

Is a realtor involved on either side of the transaction?

If you're seeking counsel from a title company, I'm not surprised by the response.  They are not in the business of advising - and without a transaction package, they're not wasting their time.  I recommend working with a broker who is experienced in investment properties to work through the contract process that will be acceptable to a seller and closing agent.  

But please know that more and more sellers are refusing to accept assignable purchase contracts. 

It all comes down to "if it were easy, every idiot would be doing it."  It's far from easy so please read past forum posts on this topic; it's not a new problem but others have found ways to make it work.
