If they keep monthly dues arbitrarily low and not building reserves it usually signals that the HOA is going to special assess every needed repair to common area i.e. siding, roofs, paint etc.Also determine whether they pay water as that can get extremely expensive if hot water is included as many HOA's in large buildings.

Let's see - $7K in damage done by a tenant in one unit, others had a roof repair, a floor replacement, a new shower/tub liner installation/spackle/paint job, insulation in the basement, 2 dryer repairs, a door replacement, a bathtub/shower refinishing, and a 3 month vacancy....I'm sure there was more, but I've chosen to block it out ;)All properties except 1 were cash flowing, but so much outflow in one year was a disaster.

All new Electrical-Plumbing-HVAC then it will need insulation then drywall, trim, paint, floors, etc etc you get the point.

Hello @Sergey Tkachev Property needs new flooring, baseboards, minor drywall repairs,texture, scraped ceilings, paint (3 tone inside, celling, walls, and trim), updated light fixtures, general cleanup of the yard, replacement of some dry rot, and a redo of the kitchen (small kitchen).Some of the work I plan to do myself and that will ultimately depend on quotes I get back from folks on the work.
