Any experience with "restore".Specifically concerned about some mixed reviews:seems to get 5star or 1star depending on if it peels a year later.Looking to paint steps that have a bunch of little cracks and damage from being covered in outdoor carpet.Also looking to facelift a patio area with patched (previously cracked) cement.I generally like to make thinks look nice, but need to go with the clean/paint ratger than replace motto so I can save $$.

They owe first mortgage $66000 and second mortgage $35500 and realtor says list between $82000-$95000 it could use painted and carpets replaced, but hate to put more into it if we're not making anything on it.

Sorry, I don't buy it...As for 7 days of vacancy, perhaps that's possible for a very experienced landlord who doesn't mind the hassle of trying to do showings before the existing tenant leaves and who can do a make-ready (paint, carpet, etc) in just a couple day.

You may not be able to get a way with this broad, but I'd encourage you to not paint yourself into a box by trying to outline every criteria.

One will be trashed, its my worst one, another was not finished when folks moved in and I have to gut the kitchen including flooring due to a water leak in a wall, the other is paint , faucets, and some serious cleaning.
