For all the postcards, letters, "ringless voicemail", SMS spam and virtual assistants I get calling me, I think I've had ONE real honest person call asking if I was selling, and even though I wasn't,  I talked to him like a normal person and gave some advice about cold calling.

Personally it sounds as though the people paying the higher rent live a little more of a chaotic/disheveled lifestyle from your description and add to that their unit sounds like it will require a major turnover when they vacate.

Personally, I would sign the termination and move on.When you do owner financing, you are typically selling to someone that can't qualify through a normal lender.
