I think CL has built up so many hurdles and it became really difficult for 'normal' users to post ads...If anyone knows a nice tool to create ad flyers that wont get flagged, please let me know.

Cut the grass, trim trees, keep the roads usable, a nice sign out front... are there any other aesthetics that you feel has a + ROI, either by keeping/obtaining tenants or raising rents?

I work as a software engineer and getting to work with my hands is a nice difference.

The roi mentioned might be nice, but isn't likely long term, because the seller is leaving off a couple of key items - maintenance (beyond mowing the lawn), and vacancy.

i recently epoxy painted the garage floor. came out really nice. cost me about $100 in materials. we'll see if anybody even cares.
