Buy something that needs some work but nothing major in a decent C+/B+ neighborhood that is growing.

Most important things to focus on are as follows.Neighborhoods compsCurrent rental amountsMarket rental amountsIs the tenant base in the neighborhood manageable or are they complete savages?

What neighborhood(s) did you purchase your duplex in? 

As of December 15th the cost to close was $429,000, and in the same neighborhood there have been 3 similar layouts selling from 550,000 - 600,000.

I would suggest putting some exterior shots of the home and/or neighborhood area. 

Generally homes in C neighborhoods are resistant to market fluctuations.

I am looking fot atleast 10% return and good neighborhood with low to less crime.This property seems to fit all those, i am little worried this being my first investment and also out of state investment, what other due diligence should i be doing.ThanksUdai
