ISO advice. First time home buyer (22yo) interested in quadplex.

Hello!

I'm looking for help and/or advice.

I'm a first time home buyer, and have been looking at single family homes for the past month or so to buy for myself. Was originally planning on renting any extra rooms out in the house I get.

I came across a quadplex for sale though the other day and I keep coming back to it in my head. It's something that I've been interested in for awhile now but don't have any experience renting a unit let alone a room.

I also don't have very much capital set aside as I wasn't planning on buying until August. Apparently can do a 3.5% down for the loan though if I owner occupy, which I would be doing.

If anyone has any advice or thinks I am crazy to look be looking at a quadplex, please comment.
