Consider yourself extreemly lucky that while the contractor is waiting for inspections and draws , he doesnt move to another job while he waits .

Those are hard working appliances with lots of moving parts and tend to be used and probably abused more often.

His advice was to hold my current property and continue acquiring single family homes with low money down for owner occupied and move around until I’ve maxed out my mortgaging capabilities.

At 5% down and 7% interest, this property is not going to cash flow when I move out or even several years down the line.
