I got a new lead (in Indianapolis) which the seller may be willing to do some sort of financing.

I feel that motivated sellers will pitch themselves by simply asking them to "explain the purpose of their call" as you mentioned. 

Landlords going through eviction may be motivated to sell.Hope this helps!

Once I find a motivated seller and I want to put in an offer, should I just print out the California state contract and write it up myself?

But if you could go part time and keep maybe 50% of that income so you are not on the bread line..it would free some time to start in real estate while not putting too much pressure on yourself.Plus...as a newbie banks/lenders tend to take some comfort that you have a steady reliable income of some sort until you can prove yourself in fix & flips etc.Best of luck to you.

Sure, it ultimately comes down to sending out the mail, getting motivated sellers to call in and then close deals.

So hear is the deal I have a motivated seller 2 acres of raw land in a area that is growing.

You're going to have a difficult time getting any sort of financing for deals that low.
