Banks will not typically lend for a home such as this for various reasons, and I do not mind as I do have the cash for it.On the negative side, I do not know what to expect in regards with initial repairs, and being a 100 year old home there are bound to be more problems down the road.

In looking at it from a sellers mind, Earnest money makes it look like your serious.  

I stumbled upon BP through You Tube about 3 months ago and have been hooked ever since. { I do enjoy the ribbing between Josh and Brandon} Not sure if there are many BP folks way up here but it would sure be great to meet some like minded Rich Dad Poor Dad fans.

I'd say to learn from other people mistakes it is a good idea to network with like-minded investors via local REI clubs, listen to REI podcasts, and read books on the relevant topic.

I wouldn't really mind buying in the states remotely as there are some protections and a basic assurance of quality.

Keep in mind most wont take you serious until you buy a property from them.  

Can you function and do you want to function as a landlord.So many questions - I do 1031s and I wish it was as easy as saying that's the right answer.
