Ive heard from several people doing RE investing (using various methods) say that you need to be selling the property before you even get the deal from the seller.

I've used flex options, but I didn't like them because if the end buyer is using financing to buy the property the amount of cash he has may be limited which limits how much you can charge him to assign the flex to him.Drawing up a PSA between you and the wholesaler doen't work if the wholesaler is doing an assignment and not a double close so I didn't find that method helpful.

Only use it to advertise to find sellers or invest a little in education.But get as much free education and look for sellers using free methods as you can in the beginning, then use funds from your first wholesale deal to ramp it up.

This would seem so much easier than getting the Sellers to sign over a Power of Attorney, the method I have seen most people use.The above example does not have the transaction funding fees, but feel it increases your liability.Would my assumption be correct?
