My JOB is very flexible as well - I work from home 100% of the time and only travel about 15% if necessary so I think I can be attentive and work around client schedules.

My main point is don't get complacent and forget to pay attention to the rental market value. 

I feel that the house needs to be fixed up in order to attract the best buyer attention.

It depends on many factors.I also see you spelled the word "invest" wrong, which doesn't signal a serious attention to detail, which I have found is one of the few things that can keep an investor from getting his clock cleaned, as it were, in this field.

There is a huge university and a very large medical campus within 1 mile.   

I'm a member of the medical community right now, and so I tend to be a quick study and always dive into new endeavors head-first.
