I have a mix use building in CT. the ground floor tenant is a bar/restaurant that recently moved in. they got a $2M General liability insurance and is asking if that's enough. or if they should get an umbrella. the property is valued at around $700k, fyi. where can i read up on best practices for such a case?

I just started my due diligence phase, but the first thing I need to do is better understand the financial feasibility for the project, and how the return might compare to other investments we have undertaken in the past, which have been mostly acquiring existing buildings and renovating, not new construction.

My lender just called me quite flustered to say that he has learned that no one is doing the traditional 10% down loan for second homes, which is what I was going to use.

Honestly, which would you say is the ultimate challenge you face as an STR owner today?

Goal is to get to 1 Section 8 property, then 5, then 15, then 50.

Together they are 0.92 acre, which is a nice size.
