before even closing on the sale of that NH property, we kicked off a direct mail campaign together (4500 mailers), targeting the following list, in hopes of finding a good offmarket creative finance deal for *me:*-owners of 5+ unit multifamilies in MA-owned 15+ years-with 50%+ equitymy job was to get the mailers out, take intake calls, and start learning about what each seller is going through, and jon and his team's role was to negotiate, get the property under contract, find the end buyer, and coordinate the sale. we got a solid 20-25 leads from this, and got 1 under contract. it wasn't ideal for ME because the sellers were not open to creative financing & i am not into heavy reno jobs, but it made for an amazing wholesale deal!

You want an attorney and title company that is familiar with these types of transactions.The land contract and CFD isn't bad as long as the buyer isn't putting much down.If the buyer is putting a bunch of money down the risk is to great for the reasons stated above.This is why a WRAP is good.You want a third party escrow company handling the payments so you know the underlying mortgage is being paid and the owner finance seller isn't taking the money and running.Also you need to define an exit strategy in the event the DOS gets called on with your WRAP.On the insurance issue you can be added as an additional insured or have your own policy along with the sellers.I did a wrap with a seller and had a problem being an additional insured.When the insurance policy came up for renewal the insurance company said that they would not renew unless the title went back into the original owners name.This was after the insurance company said it was okay when we originally closed the deal.The owner of the insurance company fired his employee that told us that and finally caved on renewing the policy while I held title.Other people that do many wraps said that to avoid that mess in the future you have an agreement at closing where the proceeds from any insurance claim will be paid out from the seller doing the wrap to the buyer.This gets around having a double policy costs,additional insured issues,etc. and it also makes a difference if the owner you are wrappings mortgage is escrowed or not which can complicate things.If I was putting down money though I want the title as a buyer especially because I ma most likely taking on a property with issues I will have to sink money into.
