Just re-read my lease again and definitely going to press my PM company it says this: "Lessee is expected to maintain and care for the property, which includes, but is not limited to the following: Pest control including but not limited to mice, ants, small rodents, etc."

Force them to install/maintain skirting, paint and repair the exterior of the homes and clean up their lots.

More often than not, the rental market is not cash flow positive here, unless you're looking at 2-4 plexes, and even then maybe not. 

I'm still in the black by a good margin but I don't want to maintain the property all winter and there's no sure thing of selling in spring.On the other hand, my Greenlake rental flew.  

In general, your returns will be directly correlated to how many Queen beds you have in the unit, how good the pictures are, and how many positive reviews are there.I handed mine over to a management company and I’m expecting to probably my market rent + ~10%.

I think we will see the single family home values lower over the next few years and multifamily properties either maintain or increase in value because they are high in demand.
