It is in spreadsheet format but is a manual process - wish it would dump from the sites in the same format, but no luck. 

For me, investing is a long game, and it is more important to not lose than to win big!

You should look at AVMs see if the asking price and rental price are accurate before making an offer using Zillow, Redfin and rent sites including Craigslist.

Having a good lawn person is also helpful as they can help keep an eye on things as they are frequently on site.  

They want to do your deal because they have no other option and they are tired of losing money every month.

But I would say most the stuff on the MLS (and other sites) are going to be above fair market value just because people are trying to take advantage of the already high prices.
