But you have to be prepared to play the long term appreciation game and have the resources and income from other sources to handle the ups/downs that will come with maintenance, CapX etc on that propertyBUT the investment has to be in a location that has a STRONG track record for appreciationthree things that needs to work together for appreciation :  high quality location + high demand + high quality asset classHawaii provide those two but be careful on the last one.

You figure out the ARV by getting comps(properties recently sold in close proximity to the property you are considering, with similar features - Bedrooms/batrooms/square feet/etc. and sold within the last 30-180 days).
