Unless/until the yard is overgrown and the city mows they can't just go and place a lien on the property, so the other neighbors doing it may be a problem for escalating it to a higher authority.

1) I'm sure you're violating the licensing laws of your state.2) 15% is a stiff commission, and I'm sure the seller will realize that at some point, let alone not getting the MLS exposure a 6% agent would provide.3) Advertising your "service" on LinkedIn will get you exposed to authorities quicker, especially by all the RE agents you're trying to network with.

I am trying to figure out the best way to protect myself so I don't get caught making the paments and how I can get a renter or owner finance in the property asap.I have authorization to relase information signed and getting ready to talk to mortgage company to verify outstanding loan balance and terms of the loan.
