We have a new roof, new AC, new top of the line Samsung stainless steel appliances, enlarged open kitchen, and renovated bathrooms.Our dock can bring $1600/month yacht rental (we have dual 50A/30A/20A metered marine electric and dual metered water), and I see house rentals in our area ranging from $3500-$5600/mo.We were originally planning to sell because we could not refinance since we plan to move--but after joining this group yesterday it seems that we might be able to instead get a loan as a rental property if the numbers work, and then use that cash to move and purchase our 2nd property (perhaps a duplex, triplex, quadplex).This is probably the most important deal decision of our lifetime because this is the one that launches us into this real-estate business--I am beyond grateful to this community for knowledgeable advice on our best course of action.

New Kitchen, Roof, Flooring, Painting, Landscaping What was the outcome?

The kitchen cabinets need to be painted, replace some of the flooring and maybe add a few can lights. everything seems to be cosmetic and would be about $20k.

Thinking of offering a lower price and just saying that we will take care of the clean out if you just sell us the house now.  3 bedrooms' worth of stuff plus a living room and small kitchen, plus a yard with some sheds and other items - anyone have a ballpark cost for a clean up like this that I can bake into the offer price?

Yes my two plans are selling for 40k profit or rent with a decent cashflow (but as of right now i would have 10% or $40k locked into the deal if i rent)Its a 2009 1300 sq ft that only needs interior paint, kitchen paint, and fixtures.

We were able to get this property for $10k under asking and after a little renovation (updated kitchen & bathrooms), my buyers were able to rent this property out and are currently cash flowing over $500/mo!
