@Sawyer SmithA three unit building in the building code is an R-2 and is deemed to be commercial and must the requirements of the (IBC) International Building Code).  

Also, reach out to some local credit unions, not through a broker, they are more flexible since they keep loans internal.

Hello all, my tenant is vacating after about 8 years and I wanted to take this as an opportunity to upgrade the property (~$10k) and fix stuff (new exterior and interior paint, stainless steel dishwasher, etc.).
