Financing for deals bought with investors from another country?

Hello,

Is there any creative financing or a bank that would provide financing for deals/buildings that belong to LLC's located in USA, where some or most partners/members live in another country? Trying to also avoid personal guarantees from international investors. The buildings that need financing would be 2-4 units but also larger, multifamily.

Any of the 2 scenarios would be fine:

1) we could do a substantial down payment and look for financing for the rest of the purchase price

2) we buy buildings with cash and try to take some equity out of the deal when the building is fully occupied

Any suggestion would be greatly appreciated.
