Usually lower quality tenants, higher vacancy rates, higher Capex, maintenance and turnover costs.

Personally I would find the best-quality three or four unit I could find.  

Ask to see a project that the contractor is currently working on too to see the quality of work they do.

I'm targeting a C+/C neighborhood where I feel there is a need for more quality agents.

I believe that at the level you are in the clear and working with a quality, salaried renter class tenant.

I only have experience as someone looking for a new build home lately...but Brookfield Residential and Lennar Homes seem to have the best reputation, as far as the quality of their homes goes. 

If they don't place you a quality tenant,  too bad.
