Touching on some of the above my lender did a loan for a client who did not have a primary (lives in rented NYC apartment and purchased home in FL), and mileage is not a concern but you have to prove a reason i.e. you live in a city and the visit the beach often, you work often in subject area, mountains, etc.

We're both on board with the idea now - my question is around how to make the purchase and structure the agreement...we both want to go in 50/50 towards a conventional loan and then have it managed by a property manager.

I wouldn't expect a realtor (or lawyer) handling the purchase or sale of a home to remember if they also handled the buying for it a few years ago.

It kind of depends on what your goals are, but you may be able to start consolidating your properties a little more with like-kind exchanges and/or purchasing larger properties where you could do cost-segregations on.
