@Earlando Murdock  Since Probate files are public you probably spoke to the wrong person or asked the wrong question.I just clicked on the link you gave and within a minute a ran across Room 305 at the courthouse Public Service Center for records.

Why buy a prop at a cap rate less than 6 when you can buy muni bonds and get a tax equal yield that is close to 6 and you don't have to do tenant screening, maintainence, etc.

It's not illogical to think that way, but it's ... an immature way to look at valuing an investment opportunity.Think of CAP rate the same way you might think of bonds: a treasury bond (the safest investment out there) might give you a "CAP rate" of 3.5%.
