When you get them to call you immediately have their number, even the people who don't leave there info I can get it when I or my assistant returns the call.If you try to get people to visit a website, even if they happen to visit it, the likelyhood of them leaving any info for you to contact them is slim to none.Use a company that makes hand written (looking) yellow letters that come in an invitation style envelope.

If you'r farming a particular 'hood then see everything on the MLS, go to every open house, go see every rental property available until you know the 4-5 basic styles of houses there and the different level of finishes and are able to associate them with prices.Someone that already knows how to do that can help but beware of newbies\lazy people pulling irrelevant comps.

One thing that has nothing to do with money and also supports my style is the relationship seems to go south after a tenant is in the property close to a year.

The property I flipped was a craftsman style with all the original woodwork which was severely beaten up from years of neglect, so he suggested I take a slightly darker stain and go over all the wood work.

If it is a light issue you could easily get some black out curtains for each unit, if it is a thermal issue they make rubber backed thermal insulated curtains (think hotel style on the little tracks) you can get them fairly cheaply if you purchase a lot of them.
