Consider holding a "rental auction", looking for the prospective tenant who will and can pay the most rent or who can and will do the improvements you want.  

It's a great site/location but the property needs significant renovations and improvements.

I would also want to know what comps are for this area.You can always do better on the marketing to improve the numbers closer to what Lucas and Avery stated.Cable seems to high.I wouldn't provide a phoneI don't see internet listed.

Hello BP members, I am looking to invest in an area that is dominated by college students and was wondering if anyone has attempted to give a small discount on rent at the end of a semester pending the maintenance or improvement of a tenants GPA?

Conversely, some of the people doing these shows are much better at shooting video than they are at home improvement.

If the property is in a tourist-friendly area, you might have the option of turning these units into short-term rentals, which could improve the top-line income substantially. 

The units are all as solid as any of our other propertues (each with a few improvements) so I don't believe it is a unit/needing update issue.

Maybe some roll out beds stuffed in a closet somewhere or 1-2 sleeper sofas would improve the visual appeal on STR rental sites. 

With it being my first investment I didn't have the reserve funds to make the improvements (10-20k).
