Moved over utilities to tenants except water/gas which has just 1 meter(Looking into submetering).Tenant A is only paying $900, not $1,000 like Tenant B. so once that is adjusted, will have $200 in cashflow so $100/Door.Still fixing up property so not extremely concerned with cashflow as most of the money I get is going right back into the property in terms of improvements,

Hey BP,I just finished reading Financial Freedom with Real Estate investing by @Michael Blank and looking to pick up another book multi family/apartment related.

My biggest mistake in financial life goes way back to before I bought real estate.

But during the remodel I started to really like the property and felt the area is improving and thought it would be a good hold.

My guess is I have about a 1 in 8 poor selection rate but improving every time.

Is it due to your improvements?

We had a blast and my kids loved it too, but there wasn't much financial return besides appreciation...time to sell!
