actually, i think the tightnening of conventional loans is going to create a large market for owner-financing selling. i just want to get some profit out up front. i'm thinking of selling either using a land trust(which i would have to refi first), or creating a first and selling it to a note funding company. i would have to discount, i know, but depending on what i net, at least i'll hopefully be able to take out most of my profit and move on.i think i have a better chance of moving if i give up a little of my profit. sometimes win/win works.jim

Actually I would say there is a decent chance that you've never had investment property in your life.And to be honest I am perfectly okay with your very probable lack of personal experience with real estate investing, but you might want to come on a LITTLE less strong next time when you've never been in the trenches yourself.Its very different when its YOUR building that you are remodeling, and unless and until the right profit margin is there with the right risk/reward factor, most serious investors are NOT going to jump in.

one way is to pic niche (foreclosure, rehab, assign, buy and hold, etc) most start out with birddog which give you he chance to see what's a good deal is/isn't.
