Hi,I have been running into a fair amount of out of state owners that I believe are under the impression that they will have to pay more capital gains taxes than they really will.Recently I wholesaled a house in Union City (seller lived in Arkansas).

After diligent phone screening only two callers qualified they had an appropriate family composition given the space, they had good credit, and were hard working and seemingly decent people. 

@Aurora MartinezI wasn’t aware that you could get a two years tourist visa.I was under the impression that for that length that would be a non immigrant visa that still gives you some work authorization.

Hi @Ned Carey, thank you for the welcome note, much appreciated.Well, all I've done thus far are "armchair-analysis" (which may or may not be valid), but my impression is there may be better deals to be found out of state.

The estimates are all very vague and every time I try to get specific information on what is to be done, i get the impression that they feel I am wasting their time....it's like pulling teeth.  

I asked what their portfolio composition was, and she said a little bit of everything, and maybe 15 or so MF and commercial properties.

I was under the impression that a bank or lending institution would pull a LLCs. members personal credit if that member controlled more than 25% of the entity.
