I'm now worried about fraud.

Your track record of fraud is well known in the state of Florida.

Run it by your broker.If you get it under contract without both the ability (money) and intent to perform to that contract, you have committed "fraud in the inducement" - a tort for which you can be sued.You *might* be able to buy it and then resell it, but check with your state's RE regulations. 

My husband and I are Realtors, but for me that is secondary to my identity and work as a Investor. 

I get an email about 1 week ago (3 weeks from closing) from a large bank asking if I needed a quote and I said yes the quote from the bank ended up being 5k cheaper in cash to close for nearly identical terms and P&I.

Big banks (I used to work for one) make good on hundreds of millions of dollars of 'mistakes' / Frauds / etc  on their part A YEAR!  

But if you're intent is solely for an investment and you do not intend to use it at all, your mortgage broker won't like it and by not like it, that is probably considered mortgage fraud.

I've heard great things about all and fortunately, they aren't all identical.  

Total fraud that guy. 

If you step into the rehabbers shoes, take on the identity, learn how THEY think and bring something of value to them, you'll be light years ahead of the other wholesalers just trying to make a buck.
