I get a decent a mount of off market multi family deals perfect for those looking to house hack in NJ but they tend to be much higher price point

As for my comment on being dangerous - one of my mentors had a vacation rental (pre-Airbnb) in Costa Rica and was mugged while traveling to the house at knifepoint. 

I buy my groceries all cash.I buy real estate with 20% down and let my tenants pay the interest and the other 80% of the cost of the house.

I have sold multiple houses w/o realtor and bought my current home in the same way.

My plan is to use FHA, 3.5% dp, seller covers closing costs. 

I understand that reading is valuable, which is why I'm curious to know which book you would recommend for a beginner like me to start with.I have yet to buy my first property but my goal is to house hack every year,  while buying and renting properties to hold long-term until my portfolio brings more cashflow than my W-2 job.
