Any market that you're interested in, there should be a quality provider in that area that you will need to vet so you can be confident about your goals being met.As far as PM goes... if you find a management firm that consistently gets the job done and is 100% TRANSPARENT then it's probably best to maintain that relationship as they probably won't like you working with their competitors.

Hope you're all doing well today.I'm currently a full time house flipper/ real estate investor, but am interested in starting my own brokerage firm in part to reduce the costs of my flipping business, but also to have full access to the MLS, provide secondary income, etc.In Kentucky, in order to become a broker, you must work as a licensed real estate agent for 2x years.

Trouble finding hard money for a low $200s ARV flip

I had one lined up last summer, and then their terms changed, which made me ineligible because the property's ARV will be about $220,000, and not the $250,000 that they now require.I know that lending is tightening up across the board, but perhaps someone on this forum knows of a firm I can use to get this project done.
