So I really don't have details on it, other than when I saw the posts that there was not one person that said it showed a great increase in ADR.

A year of rent sounds great on the surface but I'm wondering why they wouldn't just pursue a normal year long (long term) rental...maybe they've been bad renters or have bad credit or low income.

While most tenants are great, occasionally we come across difficult ones who create challenges like frequent unjustified complaints, non-cooperation, late rent payments, or lease violations.

Especially if you consider your tenants great.

SF weather is not all that great.. down the peninsula for sure. 

It would feed out to all the other sites that prospective tenants will be using but you should get enough traffic from just using Zillow Group and maybe FB Marketplace.I tell all my clients that it's not worth it in the current market to bother with the MLS. 

VA loans are wonderful but you MUST MAKE SURE YOU HAVE A GREAT REALTOR FOR THIS.

Much lower learning curve and Stessa is great.
