I'm looking to purchase a mid size multifamily myself but I am exploring partnering if I can connect with smart, like minded investors that have funds but may be looking to off load some of the risk that come with a learning curve. 

I agree with @Denny Robert- hard money lenders would be a good solution to explore.

helpfully or hopefully @Takeshia Martin this helps with your evaluating wholesaling/rental dilemma, if I  were deciding which one to explore outside of your great city of Memphis, TN i would go with the wholesaing, but BP did a deep analysis of real-estate nationwide market-rental report and guess which city had the Number rental market going out there.........?

I have taken to photographing potential homes that I think would be good flips, ie. worst looking house in nice area.business team-I have some friends that have connections to RE and contractors, so I would plan on exploring those options but I figured I would network with local REI groups. also has any one used Angie's list for contractors?
