Some people say investing out of your area/state is a bad idea, but for me it was the only way for me to succeed as the area I live in is incredibly expensive and competition with other investors makes acquiring properties very difficult and far less profitable.  

He has blessed us with a head start in the real Estate game and I am looking to take advantage of the blessing and add to it.  

I admit the amount I bring in is much less than the 9-5 job but I don't know how much longer I will stay there.

It was initially supposed to be a buy and hold (rental) but after going over the rehab estimate due to some extremely unfortunate and unforeseen issues, it will be a straight flip.The beginning of this journey definitely hasn't been all fun and games though.

Obviously i don't know the market the way i should, but before i dive in... i want to know if wholesaling is totally washed out.

I never signed the lease because it was never move in ready, none of the things were taken care of, and I immediately caught on to the games.

How long could you stay in the game if you repeated this again?
