Even if they have a full time job they may be willing/interested in going the extra mile if you offer a fee for each mobile home they find/fix/get ready/rent, etc.

@Charlie Vollers , sorry, I didn't mean to put all the emphasis on scrape & build new duplexes, to be sold as "half-duplexes".A landlord that owns the full duplex (might be 50 or 100 yrs old) could divide the deeds and sell off the halves.

Make sure the company/tenant is at least AA rated, and it is the start of a lease at least 20 years in length...with bumps...so you'll get "raises" too.
