I did just pass my brokers exam and a looking for a firm to work with so being able to represent myself as the buyer will hopefully allow me to leverage my agent status to my advantage.

Need to micro managing be on site every day or let them think you will.Be able to say this is wrong be firm but not over top that will never work with blue collar workers.Keep the budget close check and re check numbers.Avoid up front paying labor that is not done yet this is a BIG NO!

If you are getting 5% cap rate in NYC, that is a great deal.I've been working for Property Management and other firms for the past 15 years and I always see cap rates in about 2-5%.Yes, it is true that you can make better ROI if you invest in Stocks or other types of similar investment, but what you need to take account of is the appreciation level in NYC.
